The Brief

The Australian Computer Society was looking to move in to a high-quality multifunctional office that fell in line with their new Australia-wide standards. They engaged Tenant CS to source and negotiate on a space in a prime location that would accommodate up to 6 staff members, provide an area for members to work temporarily, included a media room for interviews and allow ACS hold functions for up to 50 people.

The Results

Tenant CS identified a long list of suitable fitted and warm-shell options. However, ACS quickly realised that existing fit-outs would not be practical or would require too many changes, so they opted for a warm-shell office instead.

Our team subsequently found several additional warm shell options in the CBD and government district. After multiple rounds of negotiations on preferred spaces, we secured premises in a prominent location with ample natural light and a polished look that aligned with ACS's national standards.

Tenant CS also negotiated:

  • A 24% incentive (which was above market at the time)
  • For the landlord to split the whole floor that was being advertised so that ACS could occupy just a part of it
  • Landlord upgrades to newly created shared hallways
  • For the landlord to cover the tenant representation fee on top of the above market incentive
