The Brief

Faced with an upcoming lease expiry, Sefiani Communications was contemplating its next step, appointing Tenant CS to undertake a renew vs. relocate analysis which involved:

  • Working closely with the Sefiani team to establish requirements and objectives
  • Market exploration to identify suitable fitted spaces with a mix of meeting rooms, a boardroom, a small reception area, an open kitchen and breakout areas, quality end-of-trip facilities and natural light
  • Deep financial analysis to compare options for relocation vs. renewal

The Results

Though Sefiani was initially looking to renew, Tenant CS sourced several fantastic relocation options, which prompted the company to embark on their first office move in 15 years.

After multiple rounds of negotiations on their preferred options, our team secured a 315 sqm office space within a heritage-style building that boasted an existing fit-out and a large balcony (at no additional cost) for Sefiani's exclusive use.

Tenant CS also:

  • Negotiated a gross incentive on top of an existing fit-out
  • Negotiated for the landlord to cover the cost of kitchen upgrades (approximately $15k)
  • Arranged for our tenant representation fee to be covered on top of the incentive
  • Assisted with the make good settlement at their previous premises
