The Brief

Faced with an upcoming lease expiry, rapid business growth, teams split over several floors, and the desire for a new office, fit for hybrid working, Zip engaged Tenant CS to:

  • Help define future office requirements
  • Conduct a comprehensive market search for suitable contiguous fitted and non-fitted office space that would showcase the brand, offer enhanced amenities and reconnect the business
  • Carry out pre-inspections and vetting of submitted properties
  • Manage inspections and shortlisting with key stakeholders
  • Enter HoA negotiations for shortlisted properties and conduct due diligence
  • Provide ongoing support and assistance to finalise HoA, AFL and lease documentation

The Results

After multiple rounds of negotiations, Tenant CS achieved phenomenal savings at Zip's preferred property, securing a brand-new Premium grade office on a similar footprint and rental rate as their existing B-grade space.

Tenant CS also successfully negotiated:

  • Limited makegood at new space (while also assisting with makegood obligations at their existing space)
  • Early access provisions for the new site
  • A short-term holdover at Zip's previous site to aid a smooth relocation
  • First right of refusal over adjoining spaces at their new site
  • Tenant centric terms across the lease
