The Brief

Tenant CS was appointed to find Decathlon a retail space within a shopping mall that would ultimately become their flagship store. The company was after a space that would increase its brand visibility while falling within a competitive budget.

As part of its property brief, Decathlon required high impact retail signage opportunities, high pedestrian foot traffic and long-lease terms.

The Results

Tenant CS undertook the following:

  • Needs assessment for the new facility and location survey (to identify preferred area)
  • Singapore market analysis and rental benchmarks
  • Longlist of options and site selection
  • Space evaluation and shopping mall inspections with client
  • Financial feasibility of options shortlisted
  • Negotiation of lease terms and lease finalisation

Despite high retail rental rates in Singapore and a shortage of quality options, Tenant CS found Decathlon a space in City Square that matched their size and budget requirement. The new space has, so far, been used as a flagship store because of its prominent location and position within the mall.
