The Brief

With an upcoming lease expiry for their office/laboratory space in Sydney, Givaudan wanted to get a good understanding of their current situation vs the other options available on the market. Givaudan appointed Tenant CS to conduct a stay versus leave analysis in order to assess the best option.

The Results

Tenant CS undertook the following:

  • Audit of the existing building (including a comprehensive workplace, legal and financial analysis)
  • Market analysis and property benchmarks
  • Definition of need to confirm property requirements
  • Brief to market and exploration to source properties
  • Property inspections
  • Business case, including financial and qualitative analysis
  • Lease negotiations with current landlord
  • Lease execution and finalisation

Following a thorough investigation into the Sydney West market, Tenant CS presented a business case to Givaudan's Board that demonstrated the benefits of staying at their existing premises given the very low number of suitable options available at the time.

Moreover, Givaudan went through a restructure that impacted their initial requirements. This gave Givaudan even more reason to renew the commercial lease at their existing premises.
