The Brief

International SOS was looking to relocate their offices from Macquarie Park back to the Sydney CBD with the primary goal of keeping costs consistent and lining up its end-of-lease date with the start date of its new lease.

The company was looking for a space between 1,100-1,300 sqm that: 

  • fell in line with their new way of working
  • was close to public transport
  • offered 24h access and an emergency electricity generator (as the business operates around the clock)
  • included a nice mix of open plan space, offices and a separate area to house their Assistance Centre
  • provided increased efficiency and an upgrade in building amenities and the overall look and feel of the office to attract talent

Tenant CS (who had previously assisted them in moving to Macquarie) was reappointed to help them identify suitable options in line with their budget and requirements and to negotiate terms on their behalf.

The Results

After searching the market for suitable relocation options, Tenant CS sourced a great full-floor option with an existing fit-out.

The team was also able to negotiate:

  • A gross incentive in the mid-30s
  • 6 months rent-free early access, which allowed International SOS to relocate before the lease end of their previous tenancy
  • Landlord works to the premises (including painting and recarpeting)
  • Removal of makegood obligation
  • The landlord to cover the tenant representation fee on top of an already impressive savings package.

This amounted to an overall savings of over 50% over 5-years, allowing International SOS to relocate to an upgraded space that would foster staff attraction and retention without increasing their rental budget.
